Ownership rights.

Sentosa Cove is the single location in Singapore where foreigners may be granted approval to own landed residential property. Elsewhere on the island, landed ownership is reserved for Singapore citizens, and, in limited cases, permanent residents. The Cove exists as a deliberate exception, intended to make premium coastal living accessible to internationally mobile families.

Approval is not automatic. It is granted by the Land Dealings (Approval) Unit of the Singapore Land Authority, the LDAU, and is assessed case by case.

LDAU approval.

A foreign buyer's purchase of a landed residence in Sentosa Cove is conditional on LDAU approval. The application is submitted after an offer is accepted, typically through your lawyer. The LDAU considers factors including the buyer's economic contribution to Singapore, professional profile, and intended use of the property.
