№ 01, The Place

Sentosa Cove.

Singapore's only waterfront residential enclave where foreigners may be granted landed ownership. Three hundred hectares of curated coastline, quietly held.

The cove, at the hour residents know best.

Geography.

Sentosa Cove occupies the eastern flank of Sentosa Island, connected to the mainland by a single causeway. The layout is deliberate, private coves carved into the waterline, landed homes along the canals, low rise condominiums set back from the shore. The scale is small enough to walk. The quietness is unusual for Singapore.

A hundred and seventeen hectares of residential land, framed by the South China Sea to the south and the mainland's business district to the north. Two marinas. One Tanjong Beach. The enclave feels smaller than it is because it is laid out to be lived in, not driven through.

Ownership.

Landed homes in the Cove are held under a 99 year leasehold from 2003. Most residences have over 75 years remaining. The title is strong. The covenants, height, density, architectural review, preserve the character of the place in a way most Singapore addresses do not.

Unlike the rest of Singapore, the Cove is the one location where foreign buyers may be granted approval for landed ownership. That exception is what makes this address particular to an internationally mobile class of buyer.

Character.

The Cove is not Orchard. It is not Sentosa Island's tourist zone. It is a residential enclave with a marina, a small cluster of restaurants, and a quiet, neighbourly rhythm. Waterfront residents live with yachts at their berths; garden residents live with mature trees. Both feel close to water in the way few Singapore addresses do.

The social register is understated. Residents walk their dogs at the same hours. The W Hotel is the one address most recognise. The rest is private.

The buyer.

Ownership in the Cove attracts a specific kind of buyer, families seeking landed living without leaving Singapore, entrepreneurs and capital holders who value privacy, and international families for whom this is both a home and a considered cross border hold.

We serve all three, and we prefer to know which you are before the first viewing. The right conversation at the beginning shortens every conversation that follows.

Sentosa Cove is not like anywhere else in Singapore. That is by design, not by accident.
